Tours and Visits
You can schedule a tour through our website or contact our leasing team to book an in-person or virtual visit. We’re happy to walk you through available floor plans and show you around the community.
Application and Leasing
Applications are submitted through our floor plans page. Just select your preferred layout to begin the application process.
To apply, you'll need to provide proof of income, a valid government-issued photo ID, and proof of current address.
Applicants must show an annual income that is at least three times the monthly rent. Guarantors must meet the same income requirement.
We understand that leasing needs can vary, so we offer flexible lease terms ranging from 9 to 16 months.
Subleasing is not permitted. Short-term rental services like Airbnb are also not allowed.
Yes. All residents must have active renter’s insurance for the duration of their lease. A $20 monthly fee applies if proof of insurance is not provided.
You can renew your lease through the resident portal or by contacting our leasing team. We’re happy to assist with the renewal process.
Cascade does not offer affordable housing. However, our sister community Core Link at Douglas does have Workforce Housing options. Visit their Workforce Housing resource to learn more about qualifications and availability.
Move-In and Move-Out Support
Yes. Each applicant pays a $150 application fee. A one-time $350 administrative fee also applies per unit.
While Cascade does not provide moving services, our team is available to assist with logistics and answer any questions to make your move-in smooth.
Structural changes, as well as painting, installing fixtures, or altering the apartment are not allowed. Small nail holes for hanging items are acceptable, but bigger modifications like lock changes or flex walls are not permitted.
We understand that plans can change. Please contact the management office to review early termination policies and any applicable fees.
We ask that you give at least a 60-day notice before your move-out date.
You can submit a Notice to Vacate form through the resident portal or with the leasing office. Remember to schedule the service elevator for your move and return all keys on or before your lease end date.
Security deposit refunds are typically processed within 14 days after your move-out inspection, provided there are no damages or outstanding balances.
Fees and Payments
The security deposit is $1,000 or the equivalent of one month’s rent, depending on your application. It is due at lease signing.
No. Residents are responsible for all utilities so you can have more control over your usage and bills. Internet is available through Hotwire and pricing depends on your selected plan.
Cascade is wired exclusively for Hotwire. You can select and manage your service plan directly through them.
Rent payments are made securely through our resident portal, available online or via mobile app.
Yes. A $35 monthly amenities fee applies per household. Utility charges are billed separately.
Parking
Yes, reserved garage parking is available. The first space is $175/month, and an additional space is $200/month.
Cascade does not have designated on-site guest parking. Residents are responsible for arranging alternate parking for their visitors.
Yes, EV charging stations are available on the property for your convenience.
Community and Lifestyle
Smoking is not allowed in any apartment or shared community space.

Cascade is located near several schools and childcare centers in the Coral Gables and greater Miami area. Our leasing team is happy to offer recommendations based on your needs.
Cascade Link at Douglas is in Coral Gables, close to Coconut Grove and minutes from downtown Miami. The area is close to local restaurants, shopping, and parks, with nearby public transit and major roadways for convenient commuting.
We host resident events every other month to help you connect with neighbors and enjoy life at Cascade.
Yes. Quiet hours are observed daily from 10 PM to 7 AM.
Amenities and Facilities
We do not offer furnished apartments, but we can recommend local furniture rental providers.
We offer a variety of studio, one-bedroom, and two-bedroom apartment layouts with open designs, modern finishes, and large windows.
Yes. Virtual tours are available on our website or can be arranged with our leasing team.
Yes. Each apartment includes a full-size, in-unit washer and dryer.
Yes. Secure bike storage is available for resident use.
Residents can access a wide range of amenities, including a resort-style pool with grilling stations and fire pit, rooftop deck with skyline views, resident lounge, coworking spaces, fitness center with Peloton bikes and yoga studio, private training room, EV charging stations, and secure bike storage. Package deliveries are managed through our LuxerOne package room, which includes refrigerated lockers for perishables.
Yes. All apartments are pre-wired for high-speed internet access through Hotwire. Residents choose and manage their own plans.

Pets
Yes! Cascade Link at Douglas is a pet-friendly community that welcomes both cats and dogs.

A one-time, non-refundable pet fee and monthly pet rent apply. Please contact our leasing office for current rates.
We want all of our residents to feel welcome in their home, paws included. Cascade has a fenced dog run and an on-site pet spa to make grooming and washing your pets simple and fun.
Maintenance and Requests
Maintenance requests can be submitted at any time through the resident portal. For emergency repairs, please call our 24-hour maintenance line.
Emergency maintenance is available 24/7. Non-urgent requests are typically completed within one to two business days.
